Essential maintainence on your property

No matter how good some things are, they are still prone to normal wear and tear. This is also true when it comes to your home. Whether it is newly constructed or resold, it will eventually wear out. As a homeowner, you should be able to maintain your home. One of the most important factors in keeping the value of your home is outstanding property maintenance.

You can maintain your home yourself or hire a professional to help you. It is sometimes helpful to have a second option because not everybody has the right skills and knowledge in handling some home systems.

Below is your handy guide to essential property maintenance:

1. You should have a basic tool kit to make the work easier. You should have the basics such as a hammer, spanners, pliers and a range of screwdrivers. You should also have some basic electricians’ tools like special pliers to strip wires when you rewrite plugs. For your plumbing needs, you can use a wrench, and insulation tape and gaffer will be very useful. Have a decent ladder and keep it well secured and chained to a side of your house or locked in your garage since it could be a target for thieves, especially expensive aluminum or even used to burglarize your home.

2. A good plumbing system like good pipes ensures proper drainage and water distribution and prevents flooding. Clear the pipes to prevent back-ups, leakages, clogs and other plumbing problems. If components are worn-out, rusty or heavily corroded, have them replaced right away. Check out the pressure, particularly in water systems.

3. Check on the electrical wiring, switches and sockets. Make sure the wiring is inspected for any melted segments, exposed coppers or tears and replace or cover them with electrical tape. Sockets that have undergone oxidation should be inspected and check the switches for functionality. A word of caution, turn off the power source before you begin working.

4. It is necessary to hire a professional in your heating and air-conditioning maintenance since this could be a bit complicated. The condenser and evaporator in the air conditioner should be cleaned properly and the Freon recharged in the event that cold air no longer comes out of the unit. The furnaces should be cleaned for dirt traps and the thermostat and filters checked. Combustion systems and vents cleaning should be performed by a professional.

5. Since the roof is an integral part of the external structure of your home, it is more prone to damage. Leaves should be removed to avoid clogging of the drainage system. Sealants are used to patch roof leaks.

6. Ensure that the locks are in good working condition. Defects could make your home susceptible to burglary or you could be locked inside. Inspect the locks for loose plates and latches. The plates should be in proper alignment and screws are firmly tightened.

7. Another important part of your home that needs to be maintained is the floor. Remember that floors get the most abuse especially with young children around. The main thing is to prevent dirt from getting in and if it does, clean it quickly. Clean hard floors once every month with a specialist cleaner that will not let them get slippery. Steam clean carpets yearly, or get a professional to do the job for you.

8. Maintain the cleanliness and durability of the walls and windows. Do not be concerned much on wallpaper damage or surface cracks on walls since they can be easily remedied by using new decorations. The main concern is intrusive damage to the walls. Have an expert check widening cracks right away. Windows should be cleaned regularly and wipe down condensations.
